How to Apply
  1. From the property details page, request a showing appointment to see the property. Just bring a smile — no paperwork is needed.
  2. After touring the property, if we have a match we’ll email you an invitation to make an informal lease proposal. This invitation is unique to you and has a few questions, such as when would you like to start, whether you have any pets, etc. No paperwork is necessary yet.
  3. Upon receiving your lease proposal, we’ll present it to the owner.
  4. Upon receiving the owner’s approval, we’ll email you an invitation to apply and Holding Deposit Agreement. The holding deposit reserves the property for you during the application process. When you're approved, the deposit will be applied toward the security deposit; if you aren't approved, the deposit will be refunded immediately, in full.
  5. Submit your application promptly because we continue marketing the property until your application is approved.
    Notes: (1) An application is required from each adult resident, even if they are not signers. (2) Check your application to ensure the entries are complete, including income documentation and photo id. (3) Please do NOT include an introduction letter/photos; for compliance with fair housing rules, we cannot accept these. (4) Tell your landlord references that we might telephone and to please promptly return the call.

    Do not pay the credit check fee to us. We’ll send you a link from our service, and you’ll pay them directly.
    The credit reporting service we use does NOT affect your credit score; it’s a "soft inquiry" which does not impact your score.
  6. When your application is approved, we’ll email the lease to you to review and e-sign.
  7. After signing, pay the rent, deposit, and provide proof of insurance.
  8. Finally, together we’ll do a walkthrough and you’ll receive the keys.
About Pets

image of dogWe love pets. Some of our properties allow pets — the policy varies by property owner.

Since pets can be destructive and a nuisance, we are strict in evaluating whether your pet would be a good fit for the house. In particular, dogs must be well-behaved & potty-trained. If your pet responds to your commands, has a friendly disposition, and meets other criteria, we might have a match, whereas young or aggressive dogs are less likely to be accepted.

If you are allowed a pet, expect to make an additional deposit sufficient to cover potential damage. Renter’s insurance with pet coverage is required.

Evaluation and Priority

Applications are evaluated on several factors. We are looking for the best overall combination of the following items (in no particular order):

If all factors are similar, the first to apply will be offered the unit.

Every prospective applicant will be contacted with an invitation to apply or notified that another party has been invited.

About Credit History: We understand that stuff happens — bad credit does not automatically disqualify you. If you’re a responsible person and considerate of others, please apply. If you have a current credit report with scores, we might accept it instead of obtaining our own report.

About Rent: We believe the advertised rate is reasonable, however, we know the market will determine what is fair. If you like what you see but feel the rate is too high, let us know and we can discuss it. Likewise, if you’d be willing pay a higher rent to get higher priority, please let us know.

Processing Your Application

After we receive your application, it takes about 1 to 2 business days to complete the credit and reference checks.

We know that you’ll be anxious for a quick reply to your application. If you don’t hear from us right away, don’t worry — it means that your application is being processed. We might be waiting for your references to call back or dealing with an urgent property matter.

Upon Approval

Once your application is approved, the lease agreement will be sent to you for review and signing via our e-sign system.

After signing the rental agreement, pay the first month’s rent and security deposit according to the schedule in the agreement.

The first payment must be made by cashier’s check, money order, or wire transfer. Future payments will be made via our online payment system.

Please sign and pay promptly — if you miss the deadline, the property may be offered to the next applicant.

Moving In

Your property manager will meet you at the property to provide the keys and do a move-in inspection with you. Afterward, you’ll receive a copy of the photos and checklist.
